Contact CLHbidHow are your properties shown to interested Bidders?
Last updated on June 10, 2024
We don’t ‘show property’ as conventional realtors do. For the most part, we leave it to our videography and still photography to showcase property up for sale. We have had several buyers actually buy without viewing the property in person. If a farm or ranch has a residence or outbuildings we have a certain time set aside for registered bidders to view by appointment. The owner is present at the open house, as they know about any improvements and can more accurately explain the property.

What is the transaction fee and how much is it?
A transaction fee will be charged to the successful Buyer for the use of the CLHbid.com platform (‘Transaction Fee’).
Is there an advantage to waiting to bid until the parcel is about to expire?
No. At CLHbid.com there is no advantage to waiting to bid.
Why is there a premium above the individual bid price for En Bloc parcels?
At CLHbid.com our intent was to design a platform to engage large players to bid but, in doing so, be fair to the smaller bidder wishing to buy just one or two parcels.
Why shouldn't I just rely on a traditional appraisal to set the selling price for my farm or ranch land?
Appraising farmland is challenging due to its immovability and the influence of extrinsic factors like neighbour demographics and access, which are difficult to quantify. Unlike chattels, farmland value is not solely based on intrinsic factors like soil class, making appraisals less reliable. CLHbid.com's experience with open market sales, with true price discovery, are necessary to accurately determine farmland value.
