Description

The W 1/2 16-51-19-W4 is located 3 miles west of the Town of Tofield, Alberta and 2 miles north of highway 14.  The land is made up of Class 2 soil which is as good as it gets in Alberta.  Tofield Prime is just 21 miles southeast of Sherwood Park.  Heading east from Alberta's Capital, after passing through acreage country in Strathcona County, you enter the bountiful Tofield area which forms the entrance to Central Alberta’s fertile farming country.  Township Road 512 borders the half section on the south with an all-weather road. Westbound from the property you are on the Anthony Henday in under 30 minutes.

The southwest quarter has a compressor site removed from the title in the southeast corner and a small acreage in the northwest corner.  Power and municipal water are accessible along the west perimeter of the half section.  A potential diamond in the rough is the sand deposit located near the south boundary of the north quarter.  Although the owners have not actively developed the pit, some sand has sold for use in pipeline trenches.  The area is well known for ample moisture and, when coupled with the fertile soil, is the reason the land is known to produce bumper crops regularly. Sea can and hunting stand on the northwest quarter are not included (will be removed after the harvest is off).

The half section is not all business, however.  The half section is only a short distance from thousands of acres of green area abutting the northwest corner of Beaver County.  Whitetail deer are a common site on the undulating pristine portions of the northwest quarter.
