Sale Description

The Diamond in the Rough ranch, north of Savanna, Alberta, is made up of nine deeded quarter sections together with a Grazing Lease to the northwest of approximately 580 acres.   If you already thought nine was your lucky number, try applying it to this Ranch and quite likely it could become your long-term Bonanza.   The rough is not really that rough at all.   Some of the diamonds are already visible on the surface such as Parcel 2 with 130 acres of open arable land.  The quarter sits high above the valley and offers stunning views in several directions.   A new high grade Township road is under construction giving this quarter access to the west.  

Most of the work has been done on the ranch and the owners are moving to British Columbia, where one of the owners previously lived. The ranch is 9 miles north of Savanna, Alberta and 650 air miles north of Missoula, Montana where the land produces similar tonnage per acre of hay and silage, yet sells for multiples of land near Savanna.  It is here we truly find the diamond in the rough.

Parcel 1 is made up of a perfectly laid out half section on the easterly side of the ranch.   This parcel is made up of an older farmhouse and yard with 240 acres of open arable land.  More acres could be opened up for a grain farmer.  This is really a showpiece parcel of land with good quality fencing and water.  Grain farmers will see the potential here for sure.   Parcel 3 lies to the north of the correction line and has 122 arable acres with the balance bush pasture.    One only has to look across the road to the south to see that the natural portion of this half section could easily be brought under cultivation.  In looking at the aerial reproduction below of what this ranch would look like in a matter of months with a dozer followed up with a tiller, one can see how easy it is to find the diamonds.   Parcel 3 has a good fence and water as well.   Parcel 4 is situated one mile north of the correction line and has 71 arable acres with the balance in native bush.   The bush portion is well drained and could again be brought under cultivation with ease.  The ranch offers unlimited potential for organic production.   Parcels 3, 4 and 5, all being contiguous, would be a perfect set up for livestock and they have significant Surface Lease Revenue.  Parcel 5 is the home half section with the main residence and outbuildings.  This half section has 182 acres of arable land, good water and good fence.   Parcel 6 is a 580 acre Grazing Lease with good 3 wire fence, situated to the northwest of the main yard.   Parcel 7, which is the ‘En Bloc’ sale of Parcels 1-5, will be offered at the conclusion of the sale (Review En Bloc details and how to qualify below).
