parcel Description

The home quarter, being Parcel 1, is situated 25 miles east of Coutts and only 1.5 miles north of the 49th Parallel, and includes an older 1600 sq./ft. residence.  The home quarter has gas, power and an excellent water well.   The handling system is older but in good shape.  Parcel 1 is made up of 80 cultivated acres along with 80 acres of pasture and yard.  Additional acres could be brought under cultivation on the home quarter.  In total 6 quarter sections in one block make up the home base of the farm.  Whether producing grain or bulk silage, Parcel 2 west of the home quarter is a power house.  In total 146 acres under cultivation.  A water well located high on LSD 9, has the ability to produce in excess of 30 gallons a minute and gravity feed the lower land to the east.
