Description

The NW of 3-82-1-W6 quarter is located on the east side of Highway 2 just 12 miles east of Fairview, Alberta. This quarter section has a bit of everything. Approximately 45 acres are currently under cultivation. A significant portion of the balance of the quarter, which was cut and piled approximately 10 years ago, consists of aspen sapling. The regrowth area means the surface is little more than a rototiller pass from full crop production. With excellent surface percolation, the land is ideally suited for crops such as peas and canola.

The parcel offers outstanding short, medium and long term returns. The real long term value in this quarter lies below its surface. With extremely shallow overburden on the west of approximately five feet, and slightly deeper overburden on the east of under fifteen feet, the sand and gravel deposit below can be mined with ease. If one Googles the Financial Post article of September 1st, 2017 referencing sand as the new global commodity in short supply, one can only imagine what this quarter may be worth in terms of sand alone in decades to come. The aggregate deposit is estimated to be 50% sand and 50% rock and with a floor of over forty feet deep, equating to a combined deposit estimated to be more than 9 million metric tonnes. An active test pit is located in the north-west corner of the quarter and available for viewing. The bulk of the rock is from pea gravel to 4 inches. The size of the rock increases with depth.
